NSA 101 is a practical hands-on approach for Washington notaries to learn how to present loan documents in a friendly, supportive, no-risk environment. Your active participation and questions at my live training workshops are strongly encouraged. I highly recommend in-person training if you are brand new to loan signings or if you are the type of learner who learns better in person. A typical group workshop session includes a demo + review of sample loan pkg + opportunity to practice/roleplay + Q&A. Webinars via Zoom discuss similar NSA topics but are quite limited as far as interactive roleplay and live Q&A. I recommend Zoom as a last resort and only if you are already an experienced notary public.

Learn How to Present Loan Documents on your own time, at your own pace 24/7. Check out 3 digital downloads that are available in the online store.
No time to attend my workshop or webinar? Or are you just looking for a sample loan package to practice with? I have two complete sample refinance loan packages: one practice loan package is 140 pages (created in 2021); the other practice loan package is 103 pages (created in 2020.) And there is also a concise 90-minute loan document presentation demonstration video created in 2021. No need to wait. You can start learning today.
Also available while supplies last is a 4.6 hr video of a complete training workshop recorded back in March 2020. The three video files (Part 1, Part 2, and Part 3) are on a single USB drive and can be mailed directly to you. Or, if you are in the Olympia area and are in a hurry, call me to arrange purchase & pickup of the USB drive in person. Call first, please. Don't just drop in.
Still deciding? Go to the online store and click on each item to see what is included. The video digital download files are large. So remember to download these to a regular PC, not to a handheld device. Only one download per purchase.

This notary signing agent assignment is an important part of your NSA 101 training. You are expected to review the notary reference materials, watch the videos, and also print/prepare the NSA 101 sample loan package as instructed.
The ability to follow assignment instructions and to correctly download/print/prepare a loan package is a critical skill for a notary signing agent. You must call me ASAP if something happens and you are unable to print the sample loan package so that I may have sufficient time to either help you troubleshoot the issue, or print an extra set of loan documents for you and bring it with me when we meet (or to mail to you, if we are meeting online via Zoom). Call me also if you are going to be late so that we can make adjustments if possible. Unless I hear from you, the expectation is that you shall be fully prepared and on time.
For my live training/coaching -- in person or via Zoom, you will receive a PDF of the complete sample refinance loan package via email from me once you have PAID IN FULL. My NSA 101 sample refi loan packages are not posted for free on this website.

PRINT 2 COPIES of the 140-page 2021 sample refinance loan package (single-sided, never print documents on both sides.) One set of loan documents is for the signers to keep; the other set to execute with the signers and return to the hiring company as instructed. Review each printed page to make sure nothing is cut off. Keep each set of loan documents in order by securing each package with a metal binder clip and remember to bring them with you when we meet.
Pick up a few sets of repositionable multi-colored BLANK Post-it Arrow Signature Flags and repositionable multi-colored Tabs from your local office supply store. (My local Walmart has best price for these!) Use only BLANK repositionable arrows and tabs. I do not recommend use of pre-printed "Sign Here" signature arrows. Check out the photo gallery below for examples of the recommended tabs/arrows.
For both sets of loan documents, apply labeled tabs to the Closing Disclosure (CD), Note, Deed, 1st Payment Letter (1st) , and the Notice of Right to Cancel (RTC) for quick access during the signing. Stagger the labeled tabs on the right side of the documents, so that each tab is visible when the metal binder clip is on the loan package. Applying labeled tabs like this will help you to locate these important documents quickly at a signing, instead of frantically digging through an entire loan package.
In one set of loan documents, apply the BLANK colored signature arrow flags where borrower signatures and/or your notarizations are required.
Choose one arrow color for Mr. Signer (such as RED) and another contrasting arrow color for Mrs. Signer (such as GREEN). Be consistent to avoid confusion for the signers. Use the same arrow color for each signer throughout the loan package.
Apply a BLUE arrow flag labeled "NOTARY" on each place your notarization is required. Apply a YELLOW arrow flag labeled "COMPLETE" or "CHOOSE", on the documents where the signers are expected to answer a question or must make a choice. If you make this your habit, especially when you are first starting out as a notary signing agent, it speeds up the signing and reduces chance of missing a signature or notarization, etc.
Feel free to call me if you need help understanding the assignment. Detailed assignment instructions like this sometimes makes a task seem more complicated than it is. We will discuss and review this loan package in further detail during our session. Be sure to write down any signing agent questions and bring those with you to our training session so we can get those answered for you.
WANT EXTRA TRAINING CREDIT? When you have your sample loan packages printed and prepared for our training session, check out PRE-WORKSHOP DOCS.
Then after our training session, when you are ready, check out POST-WORKSHOP DOCS.
Listen and repeat after me. Practice reciting these 5 critical loan documents and their statements of general purpose: CLOSING DISCLOSURE, NOTE, DEED/MORTGAGE, 1st PAYMENT LETTER, and NOTICE OF RIGHT TO CANCEL.
